This 564 acre ranch borders the beautiful Choke Canyon Reservoir. The property is conveniently located, being only a few miles from Three Rivers, Texas. However, the property remains extremely quiet and private, being 1 of only 4 ranches sitting at the end of a private easement road with the only access being through a gated entrance. The south side of the property backs up to the Choke Canyon damn, which is owned by the state. This is advantageous because the state protected lake is renowned for producing some magnificent, trophy quality animals.

The ranch has over 120 feet of elevation change and this lends itself to not only beautiful views of the lake, but on a crisp clear day one can see for 30+ miles. The rolling terrain along with the many well maintained senderos and roads throughout the property also give it a feel of being much larger than it is.

This ranch has a wonderful diversity of brush. From the blackbrush, sage, and mountain laurel hilltops to the thick virgin mesquite and oak bottoms, it has the perfect mix for growing the much sought after South Texas trophy Whitetail. The habitat and proximity to the lake also allows for great turkey, quail, duck, dove, and of course hog hunting.

The property conveys with a very nice manufactured home with four bedrooms, three baths, two living areas, two wood-burning fireplaces a large kitchen and a deck. The house has 2,432 square feet, has a new galvanized roof and is in very good condition. There is also a 1,300 square foot cabin on the property that could easily be fixed up as a hunting camp or lodging for hired help.

There are currently two ponds on the property. The largest pond is approximately three acres and features flooded timber and largemouth bass in excess of four pounds. This pond is more than twelve feet deep near the dam and has never been known to go dry. The smaller pond is approximately one acre and was deepened during last year's drought. The close proximity to the hundreds of thousands of duck that winter each year on Choke Canyon Reservoir assures excellent duck hunting on both of these ponds. The U.S. Soil Conservation Office has recently made a survey of this ranch and advised that there are excellent locations for at least two additional ponds or lakes on the property.
